What the visit can—and can’t—tell you
The appointment is preventive maintenance, not a promise that every future failure can be predicted. Cleaning and inspection can identify visible wear, unsafe conditions, service needs and changes worth addressing before heavy use.
The equipment sets the scope
Furnaces and boilers do not have identical service steps. Equipment type, condition, access, service history and manufacturer instructions determine what the technician needs to do. Filters, damaged parts, extra diagnostic time and materials are not automatically included in a typical service amount.
Required testing is separate where applicable
Certain residential natural-gas or propane natural-draft boilers fall under a TSSA heating-season safety-check requirement. That check includes prescribed inspection and flue-gas CO measurement and may add to the regular service invoice.
Before the technician arrives
Clear safe access to the equipment and thermostat. Mention any new sounds, smells, shutdowns, error codes or comfort changes. If you know the filter size or have equipment documents, keep them nearby—but do not remove panels before the technician arrives.
